1. Agreement

By using this website you agree to these Terms and our Privacy Policy. If you do not agree, do not use the site.

2. Who we are

DwellGood is a brand and website of Tilted Earth LLC d/b/a DwellGood, operated by Traig (Tj) Henson. Business address: 205 S Main St, Edwardsville, IL 62025. Nothing on this site creates a service or other contract until a separate written agreement is signed.

3. Services described

Pages describe Edwardsville-area rental homes and repair, maintenance, and turnover services for our rentals and local homes. Listings labeled as examples are placeholders — not offers to rent. Availability, pricing, and screening criteria may change.

4. Waitlist & inquiries

Submitting a contact or waitlist form does not approve or deny a rental application, guarantee a showing, or create a lease. Soft pre-screen questions are for human review only. Fair Housing laws apply; we ask the same questions of every person.

5. SMS program terms

By checking an SMS opt-in box (never pre-checked) and providing your mobile number, you consent to receive recurring automated and/or personally drafted text messages from DwellGood about leasing updates, first looks on available homes, and appointment reminders.

  • Msg & data rates may apply.
  • Reply STOP to opt out. Reply HELP for help.
  • Consent is not required as a condition of purchasing goods or services.
  • Mobile opt-in data will not be sold or shared with third parties for their marketing. See Privacy Policy.
  • Carriers are not liable for delayed or undelivered messages.

6. Acceptable use

Do not misuse the site (scraping that harms the service, submitting false information to harass, attempting unauthorized access). We may refuse or remove submissions that violate these Terms.

7. Disclaimers

The site is provided "as is." We do not warrant uninterrupted or error-free access. Property information may be incomplete or outdated. Example listings are clearly marked and are not real offers.

8. Limitation of liability

To the fullest extent permitted by law, DwellGood, Tilted Earth LLC, and Traig (Tj) Henson are not liable for indirect, incidental, or consequential damages arising from use of this website. Liability for any claim related to the site is limited to the greater of fees you paid us for website-related services in the prior 12 months or $100.

9. Governing law

These Terms are governed by the laws of the State of Illinois, without regard to conflict-of-law rules. Venue for disputes is in courts located in Madison County, Illinois, unless otherwise required by law.

10. Changes

We may update these Terms. The "Last updated" date will change. Continued use after updates constitutes acceptance.
