2. Information we collect

  • Contact and waitlist forms: name, email, phone (optional unless SMS opted in), message content, rental preferences, and soft pre-screen answers you choose to provide.
  • Technical data: standard web logs (IP, browser, pages visited) from hosting providers such as Vercel.
  • SMS opt-in status and related mobile number when you explicitly check the SMS consent box (never pre-checked).

3. How we use information

  • Respond to inquiries about rentals, repair, maintenance, and turnover.
  • Review waitlist interest (human review only — no auto approve/deny).
  • Send SMS only if you opted in, about leasing updates, first looks on available homes, and appointment reminders.
  • Operate, secure, and improve the website.

4. SMS / mobile messaging privacy

Messages are sent by DwellGood. Message types: leasing updates, first looks on available homes, and appointment reminders. Msg frequency varies. Msg & data rates may apply.

  • STOP: Reply STOP to any message to opt out of SMS. You may receive a one-time confirmation of opt-out.
  • HELP: Reply HELP for help, or contact us at hello@dwellgood.net / (618) 777-5484.
  • No sale / no third-party marketing: We do not sell, rent, or share mobile opt-in data or consent with third parties or affiliates for their marketing or promotional purposes. Carriers and our SMS/voice provider (e.g. Grasshopper) may process messages solely to deliver the service.
  • Consent is optional and is not a condition of purchasing goods or services. Web form SMS checkboxes are unchecked by default.

5. Sharing

We may share information with service providers who help us operate (hosting, email, SMS/voice carriers), with your consent, or when required by law. We do not sell personal information. Mobile opt-in data is never shared with third parties for their own marketing.

6. Retention

We keep inquiry and waitlist records as long as needed for business and legal purposes, then delete or anonymize them. SMS opt-out requests are honored promptly.

7. Your choices

Email us to update or delete contact data we hold (subject to legal retention). Opt out of SMS via STOP. Unsubscribe from marketing email if we send it (transactional messages may still apply).

8. Children

This site is not directed to children under 13. We do not knowingly collect their personal information.

9. Changes

We may update this policy. The "Last updated" date will change. Continued use after updates means you accept the revised policy.
